Dallas-Fort Worth International Airport

Dallas-Fort Worth International Airport, located just 18 miles from the heart of Addison, ranks eighth in the world in terms of number of passengers served annually and is third in operations. DFW, opened in 1974, covers nearly 30 square miles and has a total of 155 gates, which serve 11 domestic and six foreign carriers. Every major city in the continental United States can be accessed within four hours. Some 56,905,600 passengers (an average of 155,905 per day) passed through the airport's doors in 2010 alone, including 5,460,318 international travelers. The airport employs about 60,000 workers on-site and is estimated to contribute about $16.6 billion a year to the region's economy.

Dallas Love Field Airport

Dallas Love Field, located approximately 6 miles south of Addison, is owned and operated by the City of Dallas. Love Field serves more than 7 million passengers a year and roughly half of their passengers are business travelers. Seven Fixed-Base Operators provide fuel, maintenance, hangar space, and charters from their Love Field location. The airport's 20 gates are served by Southwest Airlines, Virgin America Airlines, United Airlines, Seaport Airlines, and Delta Airlines. From anywhere in Addison, Love Field, as well as most major business and convention destinations in Dallas, is a less than 20-minute drive.

Dallas Area Rapid Transit (DART)

Dallas Area Rapid Transit (DART) serves Dallas and 12 surrounding cities, including Addison, with modern public transit services and customer facilities. An extensive network of DART Rail, Trinity Railway Express (TRE) and bus services moves more than 220,000 passengers per day across a 700-square-mile service area.To promote ridesharing, DART also operates a system of high occupancy vehicle (HOV) lanes allowing carpoolers to circumvent freeway traffic jams. More than 145,000 commuters use those HOV lanes each weekday. DART's Addison Transit Center is located on Arapaho Road between Quorum Drive and Addison Road.

The above rates and charges have been established in accordance with and in consideration of certain regulatory requirements found in Chapter 22 of the Texas Transportation Code, FAA Order 5190.6A, Airport's Compliance Handbook and the FAA's Policy Regarding Rates and Charges (Federal Register/Vol.61. No. 121 June 21, 1996). Furthermore, all charges, rental, and fees hereby assessed by the Town of Addison are deemed to be reasonable and uniform for the same class of privilege or service and have been established with due regard to the property and improvements used and the expenses of operation to the Town of Addison. Addison Airport is managed by Washington/Staubach Addison Airport Venture, a joint venture by and between Washington Infrastructure Services, Inc. (WIS) and SAMI Management, Inc. (SAMI). SAMI is licensed by the Texas Real Estate Commission. The above real property rates are published at the direction of the Real Estate Manager, as approved by the Town of Addison, Landlord. T-hangars & Patio (Shade) Hangars

Addison Airport has 141 40' wide by 30' deep and 24 60' wide by 40' deep T-hangars available for the storage of small single and twin-engine aircraft. To provide our tenants with more flexibility, we currently offer a month-to-month lease option at the same rental rate as a one-year lease. With the month-to-month lease, either party may terminate the lease with a 30-day advance written notice. With a one-year lease, both parties are obligated to the lease for the entire one-year period, provided the tenant is in good standing.

Among other items, our leases require a security deposit equivalent to one month's rent and proof of aircraft liability insurance in the amount of $1M per occurrence.

Conventional Hangars

The airport also has several mid-sized conventional/maintenance hangars available for rent that range from $4.00 to $6.25 per square foot depending on size, location, proximity to the flightline, landside access and other amenities. Our typical conventional hangar is approximately 7,000 square feet with the largest being nearly 25,000 square feet. The primary term for most of our conventional hangar leases is two years but longer terms may be considered under certain circumstances.

Ground Leases

Addison Airport currently has 44 ground-leased properties consisting of more than 3.1 million square feet of land and over 1 million square feet of hangar, office and related facilities. Ground lease rates and terms will vary depending on a wide variety of factors including the property size, configuration, landside access, proximity to the flightline, permitted uses, availability of utilities and other infrastructure. Unimproved rates range $0.48 per square foot to $.65 per square foot along the flightline.
