D3 Semiconductor Picks Addison Over Phoenix, Southern California

D3 Semiconductor has acquired 15050 E. Beltwood Pkwy. in Addison for its new headquarters. The company had also considered locations in Phoenix and Southern California, according to Bradford Commercial Real Estate Services, which represented the seller, Maxim Integrated Products Inc.

Talks began in August 2011 between Leigh C. Richter, senior vice president at Bradford, and D3 Semiconductor’s consultant, a former Maxim employee. D3 Semiconductor will receive tax incentives for job creation from both Addison and the state of Texas.

Richter was tapped to oversee disposition of the properties. Developed in the mid-1980s, the brick buildings range from 3,600 square feet to nearly 29,000 square feet.

“I’ve seen good interest and I’m very early into the marketing,” Richter said.

In a separate transaction, CK&LK Properties LLC acquired an 18,613-square-foot flex building at 4215 N. Beltwood Pkwy., also in Addison. Richter has now sold three buildings on the Maxim campus since mid-October.

A 3,240-square-foot data center within the property was the clincher for CK&LK Properties, which plans to consolidate several companies at the new location. Richter partnered with Bradford colleague Jason Miller on the deal. The Irving-based buyer was represented by Mark Nelson of Nelson Realty Advisors.

“These buildings were brought to market at the right time and right price for the specialized features in each of them,” Richter said
